Plymouth Township's Planning Commission is scheduled to consider signage Wednesday for a MyEyeDr. office at 44429 Ann Arbor Road. Township staff recommend approval if the business shrinks its lettering.

The commission meets at 6:30 p.m. Oct. 21 at the Township Municipal Offices, 9955 N. Haggerty Road. Chairperson Dennis Cebulski leads the panel.

The sign application, PC# 2616, calls for two wall signs and two window signs at a corner unit in a multi-tenant building in the Ann Arbor Road Corridor (ARC) District. Midway Signs represents MyEyeDr. in the application.

Each proposed wall sign measures 38.9 square feet, which staff found complies with the applicable size limit, according to the meeting packet. For properties with less than 200 feet of Ann Arbor Road frontage, the limit is 42 square feet or 50% of the signable wall area, whichever is less. The two window signs on the unit's glass door entrances also comply with zoning rules, occupying less than 20% of the window area, according to staff.

The sticking point is letter size. Township zoning requires Planning Commission approval for any sign lettering taller than 16 inches. MyEyeDr.'s proposed wall signs feature 28-inch lettering, 12 inches over that threshold. Staff recommend the commission approve the package with one condition: reduce the lettering to 24 inches, consistent with recent signage approvals along the corridor.

The commission will also receive the September 2026 Planning and Zoning Report, prepared by McKenna, the township's planning consultant. The report tracks more than two dozen planning and zoning applications.

Among the highlights: the Board of Trustees approved conditional rezoning in September for Olivewood Estates, a residential development at the northwest corner of Ann Arbor and McClumpha roads. The report lists a related site plan application as under review for future Planning Commission consideration.

Other projects listed in the report include a Chevrolet Corvette dealership at 40441 Ann Arbor Road, which received site plan approval in March. The Hillside Overlook residential development at the former Courthouse Grille site on Plymouth Road lists engineering review among its next steps.

Andover Village Apartments, a proposed multi-family development near North Territorial Road and M-14, was pulled from the Sept. 16 agenda at the applicant’s request for revisions and neighbor meetings. The applicant must resubmit when ready.

Along Five Mile Road, the El Car Wash received final site plan approval in February and must finalize engineering before submitting plans for final administrative signoff, according to the report. The Rayan Center at 46441 Five Mile received tentative approval for a parking lot expansion in April, with final site plan review listed for Nov. 18.

Three units of the Ridge 5 development on Techne Drive each hold tentative site plan approval from February and await resubmission for final approval, according to the report.

The agenda directs residents to the township’s livestream link for remote viewing. The next regular Planning Commission meeting is Nov. 18 at 6:30 p.m.
