Canton Township planners will hold a public hearing Monday on an ordinance that would let the township impose temporary development moratoriums.

The hearing tops the Sept. 14 agenda, which also includes site plan reviews for two Ford Road businesses and a batch of newly filed applications, including a mixed-use building in Cherry Hill Village and a rezoning request on Michigan Avenue.

Moratorium ordinance goes to public hearing

The text amendment, case TXT-PZ26-00179, was first introduced at the commission's Aug. 17 meeting, when commissioners scheduled the public hearing. The proposal follows the Board of Trustees' adoption of a 12-month moratorium on new data center uses earlier this year.

Community Planning Manager Patrick Sloan told commissioners at a March 2 meeting that the data center moratorium was "initiated proactively" in response to proposals elsewhere in the region, not because of a specific Canton application. The text amendment under review Monday would write moratorium authority into the township's zoning ordinance.

Residents who want to speak at the hearing may do so for up to three minutes and must provide their name and address for the record.

Ford Road site plans

Under old business, commissioners will review a proposed 12.5-foot-by-24-foot addition to the north side of the Haggerty Mobil building at 8773 N. Haggerty Road, at the southwest corner of Haggerty and Joy roads.

Under new business, Maverick's, the restaurant and bar at 42820 Ford Road, is seeking approval for a storage addition to its existing building. The property sits on the north side of Ford Road between Morton Taylor and Lilley roads.

New applications in the pipeline

Several applications filed since the last meeting appear on the agenda for reference only. They must clear administrative review before the commission can act on them.

No vote is scheduled on those items.

Among the new filings is a site plan for Cherry Hill Village Plaza, which would bring a mixed-use building to the north side of Cherry Hill Road between Ridge and Denton roads. The commission voted 6-0 on May 4 to recommend approval of the project's Planned Development District designation. Hometown Life reported in January that the building would feature ground-floor retail with 15 rental apartments on the upper floors.

Commission Chair Dawn Zuber said at the commission's Jan. 5 meeting that she liked the building's appearance but questioned its fit. "I really like the way the building looks. (But) it doesn't look like it fits in Cherry Hill Village to me," Zuber said at the time.

Canton Community Development Director Jon LaFever said in January that Canton Township and Wayne County put $9.5 million into the Cherry Hill Village area to draw private development.

Also newly filed: WB Real Estate Ventures, LLC is seeking to rezone a parcel on the south side of Michigan Avenue, between Lilley and Haggerty roads, from General Industrial to C-4, Interchange Service District. The Michigan Avenue corridor has seen recent commercial activity; the commission approved a Kia of Canton auto dealership at 41840 Michigan Ave. in July.
