A national indoor golf franchise wants to move into Plymouth Township's Andover Business Park on Five Mile Road.
GolfTRK, a membership-based training concept built around Trackman golf simulators and PGA-level coaching, has filed a Special Land Use application with the township to open a roughly 4,800-square-foot facility at 46979 Five Mile Road. The Plymouth Township Planning Commission will hold a public hearing on the request Sept. 16 at 6:30 p.m. at Township Hall, 9955 N. Haggerty Road.
Jonathon Green, a Livonia resident identified in the application as the GolfTRK franchisee, is proposing to take over an end-cap suite currently occupied by a Toll Brothers Design Studio. That suite is listed as available Oct. 1.
The application includes an example GolfTRK layout — not specific to this site — showing about five Trackman simulator bays, each roughly 16 feet by 20 feet, a 410-square-foot PuttView short-game and putting area, a member lounge, a club-fitting area and two new ADA-compliant restrooms. A site-specific buildout plan has not yet been prepared.
The site sits in the township's IND (Industrial District) zone. Indoor recreation and instructional uses in that district require Planning Commission approval through the special land use process.
Appointment-only, low-traffic model
The application describes GolfTRK as a member-only, appointment-based operation. Members would have access from 5 a.m. to midnight. There would be no outdoor driving range, no food or beverage service and no entertainment component. Parking demand would be minimal, requiring only four to eight spaces, according to the application.
Memberships would account for roughly 70% of revenue, with another 25% from services such as private lessons and club fitting, the application states.
Ryan A. Duff, chief operating officer of Hillside Investments, whose affiliate Hillside Andover LLC owns the park, wrote in an Aug. 13 letter to the Planning Commission supporting the application.
National franchise lists Plymouth among new locations
GolfTRK is a Trackman Preferred Franchise Partner with locations open or in development in Kansas, Missouri, Nebraska, Texas and Oregon, according to the company's franchise website. The brand announced 12 new stores across U.S. markets and listed Plymouth among them.
The application notes that several similar recreation and instruction businesses already operate in flex or light-industrial buildings nearby, including Jeff Goble Golf Inc. at 46029 Five Mile Road, Plymouth Pickleball Club on Mast Street and Plymouth Fieldhouse on Jib Street.
The application cites the area's average household income of $198,183 and a population above 50,000 within three miles as meeting the franchise's site-selection criteria.
The lease for the suite has not been finalized. The application states GolfTRK is "evaluating a lease," and the landlord's support letter conditions its backing on execution of a mutually acceptable agreement. The Sept. 16 hearing is the next step in the approval process.
