A three-building shopping center with drive-through restaurants is headed to the Canton Planning Commission for site plan review Monday, Nov. 9.
The A2Z Galleria project at 39462 Michigan Ave., on the northwest corner of Michigan Avenue and Hannan Road, proposes three multi-tenant commercial buildings, each with a drive-through restaurant, according to the commission’s meeting agenda.
The project has a history. The commission already approved a special land use for the development at its May 4 meeting on a 5-1 vote, according to meeting minutes. That approval came with conditions, including satisfactory review of the traffic impact study and plans by the Michigan Department of Transportation and Wayne County, and approval of any needed variances from the Zoning Board of Appeals before Township Board review.
At the May 4 meeting, Community Planning Manager Patrick Sloan said staff recommended approval if the special land use plan and designs were acceptable to the commission, subject to state, county and township requirements. Architect Benedetto Tiseo of Tiseo Architects told the commission he had met with neighbors and addressed concerns about landscaping, screening, lighting and sidewalk placement. The uses Tiseo described in May included a possible pharmacy in the eastern space, a fast-food restaurant in the center and a coffee shop in the western space.
Commissioner Singh asked whether the site could handle vehicle stacking generated by three drive-through lanes. Sloan said traffic levels depend on the tenant mix and that a traffic impact study had been completed. Commissioner Walther voted against the special land use, and Sloan noted the applicant’s next step was to file a variance application for a rear yard setback and front yard wall encroachment.
Monday’s agenda also brings back the Masjid Bilal site plan, listed under old business. The mosque at 1525 N. Ridge Rd. is proposing an addition to its existing structure and an expansion of its parking lot. The commission voted 6-0 on May 4 to postpone action on the application after staff said the materials did not demonstrate compliance with zoning standards, particularly related to traffic.
Commissioner Watkins said at the May meeting that the proposed addition was four times the size of the original structure and that traffic needed to be addressed proactively. Mohammad Siddique of Anamta Engineering, the project sponsor, had asked for conditional approval at the time, but the commission sided with staff.
A public hearing is scheduled on a request to rezone four parcels on the north side of Hanford Road, between Napier Road and N. Ridge Road, from Rural Residential to Rural Estate. The application is filed under the name Chehadi/Mahmoud. One parcel has an address of 50850 Hanford Rd.; the other three have no listed address.
The commission will also consider a site plan amendment for Michigan Fine Yarns at 45570 Maben Rd., covering driveway renovations and the addition of a dumpster enclosure, loading area and vestibules. Two housekeeping items round out the agenda: amendments to the commission’s bylaws and approval of the 2027 meeting schedule.
The meeting starts at 7 p.m. at the Canton Township Administration Building, 1150 S. Canton Center Rd. The agenda lists cable broadcasts on Tuesdays and Thursdays at 9 p.m. on Comcast Channel 12 and Wide Open West Channel 10.
