Two residential projects adding more than 440 homes to Plymouth Township reached the Board of Trustees on Tuesday, July 21, when five storm drain and utility easement agreements landed on the consent agenda at Township Hall.

Township Engineer Jeremy Schrot presented the resolutions at the board's 6:30 p.m. meeting at 9955 N. Haggerty Road. All five were grouped on the consent agenda, meaning they were set for a single vote without individual debate. Official vote results had not been posted to the township website as of July 22.

Plymouth Walk Apartments

The largest item was a storm drain agreement for Plymouth Walk Apartments, a 266-unit luxury apartment community at 41700 Ann Arbor Road on the site of the former Elks Lodge. Developer Nicolas Peranio of Pomeroy Living is building the project with Toll Brothers; Sachse Construction is the general contractor.

The 266 apartments are part of a broader 369-unit complex that includes about 103 for-sale townhomes developed by Toll Brothers. Combined with St. John's Townes, the two projects represent 441 new housing units in the township.

A listing on HotPads shows the apartment community at 9515 Firwood Drive advertising summer 2026 move-ins, with amenities including a pool, fitness center, and dog park.

When the township approved the development, Peranio agreed to contribute $1.6 million to pave roughly 45 homes' worth of dirt roads in the neighborhood to the north, according to Hometown Life reporting from 2022.

St. John's Townes

Three resolutions covered St. John's Townes, a 72-unit attached townhouse development by Pulte Homes of Michigan at 44045 Five Mile Road. The agreements address storm drainage, a sanitary sewer easement, and a water main easement.

The board approved the project's planned unit development contract in June 2024. Township Planner Laura Haw told the board at that meeting that the site consists of eight acres split from the St. John's Golf Course property.

Pulte representative Joe Skore described the units at that June 2024 meeting as approximately 2,100 square feet with two to three bedrooms, base-priced in the mid-$400,000s and reaching the mid-to-high $500,000s with options. Those prices date to June 2024; Pulte has not published updated figures.

As part of its approval, Pulte contributed $100,000 to the Township Sidewalk Connectivity Fund and committed to installing a traffic signal and crosswalk at Helm Street and Sheldon Road, according to Planning Commission records from April 2024.
